01Scope

The website skyethgroup.com is owned and operated by Anh Mai Tourism Trading Company Limited (Công ty TNHH Thương mại Du lịch Ánh Mai), business registration no. 1702234843. By confirming a booking, you agree to these terms and our Privacy Policy.

02Bookings and prices

• Room, spa and restaurant bookings are confirmed only after written confirmation from Skyeth Group and receipt of the required payment.
• Prices are in Vietnamese Dong and include service charge and taxes unless stated otherwise. The price that applies is the price at the time of confirmation.
• The number of guests per room may not exceed the registered capacity.
• Children under 6: one child stays free sharing a bed with adults; a second child pays VND 150,000 per day for breakfast. Children aged 6 to 12 sharing a bed: room free, breakfast VND 150,000 per child per day. Extra guests aged 12 and over: VND 300,000 per night including breakfast. Extra bed: VND 350,000 per night at Venice and Roma, VND 650,000 per night (breakfast included) at Sakurakyo.

03Payment and cancellation

• Rooms: a 50% deposit at booking and full payment 21 days before arrival.
• Cancellations or changes before 14:00 on the payment due date (21 days before arrival) incur a 50% fee. After that, a 100% fee applies.
• Non-refundable offers cannot be refunded or changed once confirmed.
• Please pay only through our official booking channels and accounts. Skyeth Group never accepts payment into personal accounts.
• Eligible refunds are returned through the original payment method.

04Check-in and check-out

• Check-in from 14:00, check-out by 12:00. Early check-in and late check-out depend on availability and may be charged.
• Please present your ID card or passport at check-in for guest registration as required by law.
• Damage to or loss of property or equipment caused by guests will be charged at actual replacement cost.

05Restaurants and spa

• Table and private dining bookings follow the guest-count and cancellation deadlines given when you book.
• Spa treatments are best booked in advance. Please tell us about any health conditions, allergies or pregnancy beforehand.
• Spa and event cancellations or changes require 4 to 24 hours’ notice depending on the package.

06Guest responsibilities

• Provide accurate booking information.
• Follow hotel rules, fire safety regulations and Vietnamese law.

07Limitation of liability

Skyeth Group is not responsible for valuables not kept in the safe, or for service interruptions caused by natural disasters, weather, epidemics or other events beyond our control.

08Feedback and complaints

Please send feedback by hotline or email (section 11). We will acknowledge it within 24 hours and reply as soon as possible. If you disagree with the outcome, you may contact the competent consumer protection authority.

09Intellectual property

All content, images, logos and designs on this website belong to Skyeth Group. They may not be copied or used commercially without written consent.

10Governing law

These terms are governed by Vietnamese law. Disputes will first be settled by negotiation; failing that, by a competent court in Vietnam.
